I will await the insurance and will then forward to SWR’s Safety Review for approval.   The maintenance team who arranged the pigeon proofing and clean up have confirmed that the contractor has completed works.  The following is the extract.
 
“We have carried out a thorough clean of the office from
all fouling and nesting material. We scrubbed the walls
but the acidic nature of the fouling means that the walls
are still stained so these will require painting. The floor
and the skirting boards have actually come up quite well
and all surfaces have been sanitised. We also replace 3
ceiling tiles.
And checked all voids for pigeons but none were seen.
Out side we have proofed the using 10guage 50mm weld
mesh and screwed directly onto the eve joists. We also
removed all birds from this area and cleared the gutters
which were overflowing. As much of the fouling was
cleaned from the roof and walls but we had to be very
careful with the glass room canopy.
All works were carried out by MEWP and all fouling and
pigeons have been removed from site”
 
I am not sure whether the gutters have been cleared yet but there has been an instruction issued as there has to repair the ingress by the door.  If you are ready to complete the lease then I will liaise with Hill Dickinson and in turn they ask NR whether they are now in a position to complete.
